To protect your rebate you must contact me to in order to establish the Buyer/Broker relationship. This step is critical in getting your closing cost rebate. If you contact listing agents directly or register on site at a new home builders' sales office without letting them know you have an agent working for you then you run the risk of possibly losing your commission rebate. As an independent agent I have no expensive corporate offices to pay for, no franchise fees, and low overhead. With such low overhead, I am able to help my clients save some out of pock expenses by offering a with a commission rebate.

Let's Get Started

Buyer’s rebate will be calculated by the following criteria:

50% rebates to buyer are based on an average 2.5%-3.0% commission paid by seller. If the commission being paid by seller is less than 2.5-3.0% Bryan Berns will receive a minimum of 1.5% for traditional sales, bank owned sales or short sales greater than $250,000 and the buyer will receive the remainder. A maximum commission rebate of 25% will be paid on properties selling for $100,000 or less or for short sales between $100,000 and $250,000. No rebate will be paid on short sales under $100,000. In the event the buyer’s broker commission is more than 3% Bryan Berns will rebate 1.5% to buyer and retain the remainder. This rebate does not include any gifts, trips, meals, bonuses or any other items of value offered by the builder or seller. All rebates will be paid as a credit on the closing settlement statement and are subject to approval. An administrative fee of $325.00 will be added to all transactions.
